Pre-order terms

Last updated November 2, 2026. Plain-language summary first, details below.

The short version

1. Who you're dealing with

UNIT/5 is made and sold by West Main Self Storage, Middletown, Rhode Island ("we"). Questions: hello@kja.properties, or message us from your account.

2. What a pre-order is

A pre-order reserves a production slot for the configuration you chose, in the order deposits are received. UNIT/5 is a pre-production product. The design, specifications, add-ons and expected prices may change before production. If a change affects your configuration we will tell you before you confirm.

3. Deposits

Deposits are $250 (UNIT/5) or $500 (Data Center packages), paid by card through Stripe, or in Bitcoin XBT (BIP-110 chain) to an address we generate for your order. A deposit is not a payment for goods until you confirm your final order. You can cancel and get your deposit back at any time before you confirm: reply to any of our emails or message us from your account.

4. Final price and confirmation

Before we build your unit we email you a confirmation with the final price of your configuration, freight to your delivery ZIP, applicable tax and the expected ship date. Nothing beyond the deposit is charged until you accept that confirmation. If the final price is higher than the expected price shown when you pre-ordered, you can cancel for a full refund.

5. Timing and delays

We expect first deliveries in summer 2027. This is an estimate. If we can't ship within the time we told you, we will notify you before that date with a new estimate, and you may cancel for a full refund. If we can't make your unit at all, we refund your deposit in full.

6. Refunds

Card deposits are refunded to the same card, usually within 5–10 business days. Bitcoin XBT deposits are refunded in Bitcoin XBT, for the same XBT amount you paid, to an address you give us. We don't charge cancellation fees on a deposit.

7. Installation, permits and electrical work

You are responsible for site preparation, the pad or base, local permits and HOA approvals. Any connection to your home's electrical service must be done by a licensed electrician under a permit where required. Our electrical drawings and parts lists are planning documents, not a substitute for your electrician's design or your inspector's approval. Grid-tied solar needs your utility's approval.

8. Changes to these terms

If we change these terms, the version shown when you placed your pre-order applies to it, unless you agree otherwise.

These terms are governed by the laws of Rhode Island.
